Landlords not required by law saw property is in flood zone

HOMEWOOD, Ala. (WIAT) — People who live in the Lakeshore Garden Apartments know first-hand how dangerous and devastating flood waters can be. Families who live on the bottom floor of the apartments are dealing with a huge mess. Many of them are realizing their renters insurance doesn’t cover flood damage.

CBS42 checked with the Federal Emergency Management Agency website, and discovered the Lakeshore Garden property in a high risk flood zone. Two tenants tell us the apartment manager never warned them before they moved in.

We did talk with a local realtor who is also an attorney. He says flood insurance is separate from renter’s insurance, and landlords are not required by law to tell potential tenants that they’re in a high risk flood zone.
